Program manager of cost estimating for large international concerns for mission critical facilites and site development. The program involves multiple government agencies and government contractors, designers, and research and development technologies.

As Vice President of Flint Hills Design Build Management Consultants, I provided preconstruction services including assistance with conceptual design, scheduling, estimating, planning and permitting. I prepared bid packages and issed them, executed and administed subcontracts to perform work. Managinjg the major renovation of an occupied international publishing company with upgrades to equipment, new art department and office spaces presented unique challenges and a cooperative effort. This was an exciting turnover with lots of happy end users.

With the return of the BIG RED ONE brigade to Fort Riley Kansas new facilities and infrastructure were equired and needed to be made ready quickly. This 62 million dollar effort was ready for occupation in six months. The project was conceptual and design was contracted through Black & Veatch. The project included maintenance facilities for military equipment, barracks, command headquarters, training facilities and associated infrastructures.This project went over budget and was completed on time. Another learning process.

A large banking organization in an agressive expansion invited Schweiger Construction to participate based on qualifications. Banks were added by acquisition and new construction. With the help of three project managers, I provided oversight of the new construction of banks in Kansas, Missouri, Oklahoma and Northern Texas. All delivered under budget and ahead of schedule. Return on investment is king in every bussiness, the banking industry really appreciates quick turn around and awarded us the opportunity to perform the service again and again. I learned a lot from the experience.

Project executive with a staff of four excellent project managers we tackled an agressive fast track construction project of 1.2 million square feet of retail space. The Great Mall of the Great Plains in Olathe, Kansas openned on time and two million dollars under the budget. The guaranteed maximum price contract shared risk proved to be a win-win.

Lead estimator for a fast track Casino project being designed as it was constructed. This project was leterally permitted on the as-built doccuments. The total value of the project exceeded $200 million. I assembled bid packages with little more than conceptual design and often awarded work based on qualifications. I also acted as ptoject manager on various venues within the casino. I managed procurment of features thoughout the facility. It was a fun serch for street cars, even an old whistle stop rail car was purchased and renovated as a bar car for Margaretaville - All delivered on time and within budget.

Negotiating and bidding work with Allison & Alexander provided me with many opportunities to learn about the construction indusrty and integrity. The core values taught here were to provide the client or customer with enough attention to understand the scope of work from the standpoint of the final user and to provide that clear understanding in proposals and performance. Give them what they want. Attention to detail is a fundamental lesson learned here that I have carried thoughout my career.
