As manager of my family’s real estate holdings for the past ten years I have been responsible for everyday bookkeeping, preparation of monthly and annual financial statements, preparation of annual tax returns and K1s, annual budgets, variance reports, lease negotiations, contract negotiations, tenant relations and build-outs.

Underwrote complex real estate loans and assembled loan packages for lenders.Performed due diligence with regards to proper accounting of income and expense and micro/macro economic factors affecting property owners and operators.Taught and mentored financial analysts and new loan officers on underwriting complex real estate transactions and investments. Nicknamed “the Professor” due to extensive real estate knowledge.

Underwrote, negotiated terms, performed due diligence, and closed acquisitions for approximately 1,000,000 square feet of commercial and multi-family property. Managed construction from the ground up of over one million square feet of office, industrial, retail, and multi-family properties.Successfully turned around troubled assets including a 100,000 square foot retail center in Clawson, MI; a 100,000 square foot mixed-use property in Orion, MI; a 50,000 square foot office building in Rochester Hills, MI; and two multi-family properties in Rochester Hills and Sterling Heights, MI.As construction manager, negotiated with city engineers to secure a grandfathering of existing property to protect a 120,000 square foot high-tech office project from a sudden change to local water retention requirements. As a result, saved over $3M in construction costs.Underwrote and acquired a $45M mixed-use property with the intention of converting the residential area to condominiums and retaining the office/retail area for investment purposes. Determined the value split between the residential and commercial, reviewed the market to determine sales values of individual apartment units, established renovation and improvement budgets, and produced an ROE acceptable to investors. Successfully negotiated the Purchase Agreement and prepared related condominium documents.Improved tenant retention and reduced late rent payments by eliminating the excess responsibilities of individual property managers to free up time to focus on fostering positive tenant relations.

 Acted as asset manager and owner’s representative with direct responsibility for the everyday running of several asset portfolios consisting of up to ten properties. Clients have included the Carpenters’ Pension Trust Fund, Operating Engineers’ Local 324 Pension Trust Fund, McKinley Associates, Pomeroy Investment Group, and Cavaliere Companies. Underwrote complex real estate loans and assembled loan packages for lenders. Performed due diligence with regards to proper accounting of income and expense and micro/macro economic factors affecting property owners and operators. Managed company benefit plans including health and dental insurance and 401(k) programs. Consulted with private individuals and institutional investors regarding commercial real estate investments and asset management problems and solutions.
