Now?I run an employment social enterprise construction company I built, but which the employees now own.And I run a $2.6MM Baltimore-based Impact Real Estate Portfolio (IREP), again, a thing I dreamt up but workers & tenants now own. Because, that is the dream. But it wasn’t always that way.1979: 14 years old, my first drink, instant alcoholism2002: Done drunk away everything I loved, my family, my home, my gov’t relations career.2002: Rehab. Learn to chase my Recovery the way I used to chase the drink.2003: Find work maintaining foreclosures for national servicing companies who don’t care about my past. 2005: Grow this work of rekeys, trashouts, grasscuts, winterizations, & repairs into a property management and contracting enterprise. Specialize in servicing vacant properties for corporate/gov't clients. Hire sober house residents & folks coming out of jails, prisons and rehabs.2014: Earn MHIC License.2015: Found 501c3 Ladders To Leaders, to manage sober houses & to administer and improve recovery & job-readiness programs. 2018: Nearing two decades working in this dark niche of US housing finance.     After a couple of decades in the REO biz & witnessing all the injustice therein, it hit me, an idea to intersect these sectors: urban neighborhood revitalization, employment social enterprise, multi-stakeholder cooperatives, workforce housing, and decentralized finance. What would such an intersection look like? We call it The Impact Real Estate Portfolio (IREP). It works like this: Raise #ImpactInvestment, purchase & renovate the most distressed homes in America's most oppressed neighborhoods, use that renovation work to hire and train folks in those neighborhoods or facing other barriers to employment, rent the now-beautifully renovated homes to these same folks, and then distribute IREP equity to the workers who did that renovation, to the tenants moving in, and to the human beings who have lived, loved and toiled in, and can tell you the rich history that neighborhood. Rising Housing is the first IREP, and thanks to Seed Commons and the Baltimore Roundtable for Economic democracy, Rising just ratified a contract for our ninth home, and our second in Sandtown-Winchester!

Likewise, REITs aren’t known for investing in poor residential neighborhoods, let alone for imagining ways to distribute equity to local stakeholders such as workers and tenants facing barriers to secure employment and housing.StreetWell blends flipping and REITs to create a low-to-moderate risk investment strategy yielding moderate-to-high equity and dividend returns. The IREP deploys low-interest, high impact investment and renovation strategies specifically designed to keep - in community - equity and dividends generated through the renovation and management of highly distressed real estate in historically marginalized neighborhoods. StreetWell’s most compelling innovation is the distribution of IREP equity to local workers renovating IREP properties, to tenants, and to other community stakeholders. IREP also boosts equity distribution for participation in individual, family & community enriching activities such as financial literacy trainings, community association involvement, or just doing a stand-up job keeping a home well maintained.
