Dalon Management Ltd is the day to day operating company, wholly owned by Dalon Equities Ltd and fully self directed by myself. This Management company has directed and managed for Dalon Equities and JV Partners several million dollars in highly profitable, retail commercial projects.

Principal of Dalon Equities Ltd, a self-controlled corporation which sources development opportunities, purchases opportunities, and enters Joint Venture arrangements with partners in the financing, ownership of and development of commercial retail projects in Western Canada. Together with Dalon Development Corporation (early personal holdco) and Dalon Equities Ltd (later personal holdco), I have developed over 1,000,000 sq ft of retail commercial projects across Western Canada.

I was hired by C & H to source potential development sites in BC for Rexall Drug stores. Several sites were sourced and land purchases negotiated.

Under this corporate name and entity I held partnerships in several retail commercial and multifamily residential projects. In this period over 750,000 sq ft of projects were development and constructed. This company transferred it's activities to Dalon Equities Ltd. in 2012.

During this period with Sitefinders, I consulted to Sitefinders in the development of retail and hotel projects, and a large, first ever in Western Canada, residential condo project which involved Modular construction. My tasks were to manage pre-development and construction stages of all projects. An equity position was taken in all projects. Sitefinders and I successfully developed almost $22 million in development projects.

Movie Gallery was the third largest video retailer in North America and became number 2 when it took over assets and stores of Video Update. I was maintained as the Real Estate Director and given the role to roll out the brand growth in Western Canada and Alaska. This was a very successful run for me where I managed to negotiate and secure over 120 new store locations and the acquisition of a further 220 stores. I completed extensive travel and developed a very strong real estate contact network. In the end, my new store growth created the group of stores with the highest EBITDA Cash Flow performance in all North America store development, earning me excellent performance bonuses. I was told that my key site selection, competition out-positioning, and intensive deal negotiations were the basis of my success. Movie Gallery collapsed in late 2005 under the burden of an industry in serious decline.

I took a full time position with Video Update in Vancouver after a personal relocation from Kelowna to Vancouver in 1999. I did not know that Video Update, the second largest video retailer in the USA, was headed to bankruptcy courts. My duties became the building of relationships with Landlords and the maintenance of tenant occupancy for 142 stores between 1999 and 2001. Towards the end the rents were up to 5 months late for over 75% of the locations. My negotiating abilities allowed for only 3 stores to be lost before take-over by Movie Gallery in early 2001

Mortgage Brokerage in both residential and commercial project mortgage financing, Also completed single family and a multi-family development project with a financial partner in this time period.

Director and Officer of MCB Investments Corp, a small cap Vancouver Stock Exchange company, for 3 years. Initial undertaking was in the bottled water beverage industry where I completed product manufacture, product placement, and new product development. Company expanded into new high tech devices and purchase of producing oil well assets. Corporate Directors in Kelowna split apart on philosophy and company assets and shares were sold to a Vancouver based group.

Worked for 2 high profile Companies, Urbanics Consultants and BCE Development Corporation leasing various new developments in Lower Mainland Area.

Hired by Code Properties Limited as the Property Manager and Marketing Director for 200,000 sq ft enclosed mall located in Quesnel;Was mentored by a then former Cadillac Fairview VP (Polo Park Winnipeg) on the arts and skills of professional property management. Incredible education in Tenant management, promotions, property reporting.

Began real estate career as a Realtor working on commercial site sales and land assemblies
