-Identified, negotiated, and secured 50.7% in HAP rent increases within 1 year of owning a 21-unit, 100% Project-Based Section-8 property by renewing the existing HAP contract under MUTM.-Identified, negotiated, and secured 13.1% in HAP rent increases within 1 year of owning a 47-unit, PBV HAP contract administered by the Chicago Housing Authority in the Chicago-Englewood neighborhood.-Implemented budget variance reporting to spot anomalies in near-real time to control costs.-Designed Asset Management models that utilize Python and Power-Query to source data from Appfolio and automate data presentation to the owners’ formatting preferences.

-Automate the manual process of recording subsidized rent receipts for 1,300+ rental units by developing the automation method, outlining pseudo-code, hiring and supervising a python freelancer to code Gmail API access and PDF parser.-Automate internal reports and trackers by utilizing Excel’s Power Query to import and transform data.

-Responsible for reporting directly to ownership stakeholders all property expenses and annual revenues in excess of $2.9+ million for a portfolio consisting of 228 rental units, 4 entities and 1 Management Company.-Responsible for preparing 3 Section-8 projects under various regulatory agreements for annual financial auditing. -Supervise the regulatory compliance of 3 Section-8 Project-Based Low-Income properties for a total of 196 subsidized rental units, 154 of which are also a part of the LIHTC program. -Engage with regulators/monitors from the City of Chicago Department of Housing, IHDA, National Housing Compliance, and HUD to ensure regulatory compliance.-Enforce tenant screening controls to reduce risk exposure and determine applicant eligibility for tenancy.-Monitor the tenant rent rolls for account balances, complaints, and lease violations, then initiate eviction proceedings when appropriate but only after all efforts to remedy the deficiency have been exhausted. -Conduct interviews with applicants and hold orientation to lease agreements with new tenants.-Responsible for coordinating with vendors, ordering supplies and materials, and maintaining workflow.-Supervise the office staff and assist ownership with the supervision of contractors, and maintenance staff.
