Held role of Program Manager from 2012 to 2014. Promoted to Director in 2014. Led a team of Program Managers, Project Managers, Construction Managers, Site Development Specialists, Project Coordinators and 3rd Party Vendors. Managed individual project P&L from $500K to $1M. Prepared budgets, forecasted 12- month rolling future revenue, completed daily invoicing, managed purchase orders, and reviewed and responded to RFPs. Negotiated leases, gained zoning and permitting approvals, and negotiated easement agreements.• Exceeded monthly sales goals, resulting in increased revenue.• Clients included AT&T, Sprint, T-Mobile, Verizon, XO, Zayo, Crown Castle, American Tower, SBA, Alcatel-Lucent, Black & Veatch, General Dynamics, Goodman Networks, Samsung, Ericsson, and Gogo. • Negotiated tower leases with private property owners, government facilities, utility companies, tower companies, REITS, commercial property developers, and associations.• Coordinated activities of internal staff, external vendors and clients to meet or exceed complex project requirements on time and within defined budgets.

• Participated in all phases of development process, as a preferred developer for a major national retail chain, including land assemblage, government approvals and financial evaluations / financing, resulting in opening 10 new stores on schedule and within budget.• Negotiated purchase agreements and assembled 10 separate parcels for the redevelopment of land for a national retailer.

• Successfully received local government zoning approvals for placement of 50+ wireless telecommunication facilities by presenting the need for the sites to the local zoning boards. • Negotiated real estate leases for a national wireless phone company offering competitive rates to property owners, with average lease rate under $900 per month.
