I worked as the operation compliance auditor. Viewing move in files as well as helping the property management staff with their notice to vacates and move outs. I viewed the GPR reports checking for any rental discrepancies, Security Deposit Funds Detail to make sure deposits have been refunded to former residents, Income Statement report to check and make sure charges were going to the correct GL codes and the Delinquency As Of Report to make sure there were no outstanding charge on move outs that needed to be written off.

I manage a 140 unit tax credit family housing complex.

Manalapan, Nj

Property Manager of a 80 unit Tax Credit building. Curently in charge of renting up the facility.

I was responsible for the daily operations of an 84 unit 202/PRAC building. My responsibilities are but not limited to rent collection, re-certification, interims, move-in and move-out of tenants, maintaining the wait list, resident relations, supervision of the administration and maintenance staff, staying in compliance with HUD regulations, preparation of the annual budget, monitor and control of all expenses, and to stay in compliance with SpringPoint policy and procedures.

I was responsible for the daily operations of 131 Section 8 apartments. My responsibilities included the re-certification process, rent collection, maintaining the wait list, supervision of the maintenance staff, staying within compliance of NJHMFA, and resident relations.

I was responsible for the general well being of the residents for whom I developed and promoted a variety of activities, documented any resident incidents, created the monthly newsletter and calendar, assisted residents with the Lifeline Energy Assistant applications, assisted residents with any benefits that may apply to them and maintained records reflecting all residents’ physical, emotional and mental well being.

My responsibilities included but were not limited to answering the helpdesk phone, opening up trouble tickets and helping solve computer related problems.
