-Assists District Manager in overseeing maintenance operations of all districtamenities and maintenance contracts-including Clubhouses and its associatedamenities overseen by on-site staff-Works closely with District Managers protecting asset of each respectivedistrict.-Periodic Inspections of field operations; coordination of addressing deficiencies incontractor performance, informing Board, and insuring contractors addressappropriately.-Responsible for standardization of maintenance contracts.-Assists with bid specs, advises maintenance/construction projects, and advises respective Boards on bid selection.-Develops/assists with development and implementation of policies andprocedures consistent with organization to ensure efficient and safeoperation of the community.-Assists District Manager in supervision of Field Managers & MaintenanceStaff, work allocation, hiring, training, and problem resolution; assistsDistrict Manager in evaluating performance, time management and makesrecommendations for personnel actions; assists District Manager in motivatingemployees to achieve peak productivity and performance by utilizing variouscommunity assets, supplies, and equipment in effort to achieve cost containmentwhen planning repairs and projects to save community funds.-Assists District Manager in annual budgeting process for field operations.-Provides advice/assistance to District Manager and Board of Supervisors inplanning, implementation, evaluation of modifications to existing operations,systems, and procedures.-Maintain standard of professionalism with subcontractors and staff ensuringindividuals be certified/licensed concerning their job scope as outlined by anyapplicable laws and as directed by District Manager and Board of Supervisors.-Reports directly to Associate Director of Management Services-Maintain comprehensive knowledge of local, state and federal laws and how theyrelate to the districts being managed
