-Manage the Planning Bureau’s $3.1 million operating budget and supervise 17 planning employees assigned to the day-to-day planning activities for the Department.-Oversee subordinate Planning Officer and Senior Planner Supervisors who are responsible for reviewing and coordinating long-range planning policies, planning entitlement case processing, and supervising the planning counter which provides planning services to the public-Direct the development of planning policies, including the Downtown Plan and program EIR, Wireless Telecommunication Ordinance, Billboard Ordinance, Sign Ordinance and Adaptive Reuse Ordinance-Facilitate large-scale development projects including the Douglas Park Development Project, which consists of the reuse of 239 acres of former aerospace property to industrial/Office/R&D/Hotel uses and Golden Shore Mixed Use Development Project, comprised of 1,300 residential units, 400 hotel rooms and 200,000 square feet of office space.-Support and provide recommendations to the Planning Commission, Cultural Heritage Commission, Sustainable City Commission, represent the Development Services Department before the City Council and Council Committees, and serve as the Zoning Administrator.-Interface directly with various elected and appointed officials at the local, County, and State level to provide direction on policy initiatives, assistance with facilitating decisions on development projects,and general information regarding planning activities in the City-Collaborate with state and regional agencies including Local Agency Formation Commission (LAFCO) on the Orange County and Los Angeles County boundary adjustment, Southern California Association of Governments (SCAG) on the Compass Blueprint grant for the Long Beach Boulevard Specific Plan, and appear before the California Coastal Commission on conformance with the California Coastal Act.

-Lead Current Planning Division, managed planning processes and worked with customers to identify optimal outcomes and creatively resolve issues associated with development projects.-Supervised planners who manage development projects and process discretionary entitlement permits.-Served as the hearing officer for Zoning Administrator hearings and supported the Planning Commission and City Council.-Partnered with citywide Department managers, staff, and stakeholders to create opportunities for quality development in Long Beach.

-Managed large development projects from application intake to entitlement while coordinating design review, historic review and environmental review.-Supervised and partnered with staff planners in the management of development projects-Worked with other departments, agencies and the public to formulate and implement City plans

-Reviewed complex entitlement applications and development plans for compliance with applicable guidelines and regulations and prepared staff reports with recommended findings and conditions-Processed development applications and requests for discretionary permits including conditional use permits, administrative use permits, variances, condominium conversions and subdivisions, cell phone antennas, certificate of appropriateness and General Plan amendments-Presented planning projects before the Zoning Administrator, Cultural Heritage Commission and Planning Commission.-Provided land use zoning, General Plan and historic information to the public at the Development Services public counter and on the telephone

-Collected, researched and analyzed economic, demographic and programmatic data-Analyzed and interpreted state and federal regulations, including housing, redevelopment and CEQA/NEPA requirements to assist jurisdictions in adopting housing policies and facilitating housing development; prepared environmental documents to comply with CEQA/NEPA-Provided staff services to cities, including application processing, data collection, background research and public presentations
