I find some important points to consider when having the largest investment you will most likely ever make are as follows:Hire A Professional and Experienced AppraiserMost appraisals should come within a few thousand dollars of comparable homes with similar livable square footage, lot size, age and amenities in the neighborhood. If there are several thousands of dollars differences, then there could be reason for concern and you may need to speak with a professional or even possibly have a second appraisal performed.While real estate appraising is an opinion of market value derived from available market data both public and private, it is more objective and subjective rather than scientific. With this in mind, it can boil down to something as simple as what one appraiser sees as an asset, another may see as standard.
