1995-1998 Esperanza Ranch:80 acre equestrian facility near Flagstaff/Williams, AZ. Project featured breeding and training facilities, roping/cutting arena, staff housing and owner’s residence.Status: Fully operational and sold in late 1998.

1989-1993 Franconia Recycling Facility:810 acre, rail served solid waste recycling and integrated treatment/disposal facility serving the Los Angeles Basin.Responsibilities included land acquisition (over 30 different owners/parcels), zoning & permitting, public relations, waste generator contracts & financing.Zoning & Permitting: Procured all local zoning approvals and supervised all permitting activities. No zoning attorneys and no outside consultants. Final Operating & Construction Permits included 29 individual permits/approvals from various State & Federal agencies some of which were:Mohave County Flood ControlUnited States Environmental Protection AgencyFederal Emergency Management AgencyU.S. Game & FishU.S. Army Corps of EngineersArizona Department of Environmental Quality.Arizona Department of TransportationPublic Relations:Maintained favorable press with television/newspaper contacts through education of solid waste problems/solutions. Task included overseeing of professional lobbying within the political process in order to prevent unfavorable legislation while still meeting or exceeding concerns of environmental lobby.Financing:Arranged financing for all soft costs related to a 5 ½ year continued effort to obtain development approvals and permits. Thereafter, obtained procurement of waste generator contracts which assisted in achieving development financing to construct.Status: Sold in March 1993 to WMX Technologies (Waste Management of Arizona)

Terra Quest Limited Partnership:Zoned and permitted an abandoned “pit” property as a construction debris landfill. The project operated for about 3.5 years without any environmental violations or nuisance complaints---many residences were within 300 yards of the day-to-day operations.Responsibilities included zoning, permitting and day to day compliance of such permits, municipal/generator contracts, accounts receivable, payroll and other duties associated with an ongoing operation.Status: On December, 1999 Terra Quest limited Partnership wound down its affairs and filed its final returns. The property, now rehabilitated, generates an average of $3000 in monthly sales tax revenue for the local municipality.Status: Sold

1988-1989 Tom’s Sunset Casino/Sunset Industrial Park, Las Vegas Nevada: Activities included land acquisition and zoning approvals for these two projects. Tom’s Sunset Casino included all construction approvals and lease negotiations for this build-to-suit 12000 sq. ft. free-standing non-restricted gaming facility surrounded by tenant occupied trip mall shops. Sunset Industrial Park was a land planning project for industrial lot sales in a 70 acre planned industrial park1984-1985 Comfort Inn, Guadalupe, Arizona: Site procurement, zoning, franchise/management selection and syndication for this 160 room motel at Baseline & I-10. Now a Holiday Inn Express.During the above years (1984-1995) numerous parcels of real estate were bought and successfully resold.1977-1987 Full time real estate brokerage. Development Land: Acquisition/brokerage for apartments, motels and industrial properties. Improved Property Transactions: Volume was in medium large multi-family. Such transactions included Spanish Oaks Apartments (376 garden apartments) Phoenix, Arizona. Status: Elected to purse activities as a full-time principal and turned in my license (in good standing) in 1989.
