Performed all Property Management duties from preparing operating budgets, certified rent rolls and approved vendor invoices. Property Inspections done quarterly, budget variances reported monthly, vendor bids gathered for repairs and vendor contracts evaluated yearly. Handled rent collections in JD Edwards, property inspections, tenant relations, lease renewals, tenant assignments and amendments. Approved invoices through Avid Xchange software, issued work orders, managed budgets as well as vendor selection contracts and bids. Worded closely with 3rd party Landlords.

Frisco, Texas

In house Property Manager for a 5-story 108,000 square foot class "A" office building. The building contained 27 different companies with approximately 250 tenants. I maintained vendor contracts, cleaning crews, day porters, building engineer, phones, leasing walk throughs and tenant security access cards. I handled monthly tenant billing, recieving and collections. Ran Mas 90 accounting software with Excel. I worked closely with brokers and lease contracts.
