Managed several projects related to the sales and marketing of new home developments. Represented regional and national homebuilders, selling new homes valued at up to $700K. In my role as a co-leader in a project management team based environment, I set specific goals with each team member, managed the growth of the community, and had an integral part in developing the community successfully within a specified time-frame and budget. Contributions:• Managed business development activities geared towards attracting new clients and implemented selling programs specifically designed for our target market. • Actively sought out new home buyers through company and personal sales and marketing efforts to sell and close new (and used) homes. Maintained a Top Producer status over my entire new home sales career achieving many company and industry awards.• Established relationships with mortgage lending institutions, title companies, Realtors, and vendors to provide complete transaction services. Well-versed in financial aspects of the home buying experiences. • Maintained a strong understanding of compliance and regulatory requirements related to general real estate laws specific to the new home construction industry. • Utilized excellent negotiation skills, creative budget development, and mortgage lending knowledge, to create the most value for clients and homebuilders. Coordinated with builder to ensure that quality standards and plan specifications were adhered to, and that the project was on time and within budget.• Recruited and hired sales assistant staff to develop, mentor, and coach them into successful salespeople or support staff. • Enthusiastically met, greeted and registered all guests and built rapport to deliver a positive, effective sales presentation utilizing the consultative sales method. Actively followed-up with prospects via email, cold calls, mail, e-blast marketing flyers, and planned community events.

Intensive knowledge of Sec 25.25 tax code and represented the Chief Appraiser in Formal Substantial Error Hearings. • Inspected interiors and exteriors of buildings and other structures for property tax assessment and valuation; prepared scale drawings of improvements and determined appraisability of ownership transfers for real property and leasehold interests through chain of title investigation and research.• Investigated and analyzed data in the research of title or in appraisal of land, improvements, and personal property for property tax purposes; and performed appraisals on specific property types which may include commercial, residential, agricultural, and/or research of property ownership records.• Calculated areas, interviewed owners, contractors, real estate agents, and others regarding building costs and resale values; conducted geometrical measurements of property and improvements; and investigated complex title issues involving legal entities, leasehold interests, and unrecorded documents.• Well-versed in principles and practices of appraising property using cost, market, and income approaches; building construction, including materials, workmanship, cost, and quantities; and actors involved in the valuation of land, improvements, and personal property.• Gather / analyze data for appraisal purposes using the cost, market, and income approaches to appraisal; analyze complex information; and develop a broad base of knowledge and expertise that may include different types of property and/or multiple areas.• Earned Registered Professional Appraiser Designation - 6/98.
