Located, analyzed, developed an acquisition plan including bringing together necessary expertise, conducted or managed due diligence, negotiated prepared and reviewed contracts and financial studies, financed, obtained equity funds,closed, supervised managment, renovated, and acted as general partner in approximately 10,000 apartment units and 300,000 sf of commercial space.The goal was to acquire the property at a substantially lower price than for which it could be immediately sold, and further enhancing the value through market suitable renovations. The transactions usually ranged from 200-800 units, none were acquired with expensive institutional money and few were syndicated. The keys to the deals were analysing the property's position in it's location, the return that could be obtained on a proper renovation and a determination of the economic, tax and personal needs of the owner.In each transaction, there was substantial competition, and the analysis of the owner's needs was often determinative in acquiring at a desirable price.Lawyers, bankers and institutional investors felt that the procedures used to identify and acquire real estate would be beneficial to their business and could be made by me to apply to most any type of asset.
