-Department head of Engineering Operations and Facilities for 500 guest rooms 2 restaurants, 45,000sqft of convention space. Oversee Capital Improvements-Develop, forecast, and adjust operating budget, CapEx budget, and utility budgets for facility.-Negotiate and manage all maintenance, engineering, and life-fire-safety system contracts for property.-Overhauled preventive maintenance schedule to coordinate with global labor management system software. This allows timely execution of maintenance in alignment of scheduled/available labor and the balance of each area with respect to the labor budget.-Facilitated multiple capital projects including overhaul and rebuild of Chillers, replacement of domestic hot water booster systems, elevator modernization, replacement of kitchen equipment, complete upgrade of facility’s energy management system, pavement drives, and pool decking.-Oversee all federal, state, municipal, and company testing and regulations are executed and recorded.

-Department head for all aspects of maintenance and engineering for 1606 guestrooms, 500,000 sqft of meeting and convention space, 40,000 sqft health facility that included a full spa and Olympic pool, 4 restaurants including the signature 5 star SĒR atop the 28 story tower, AAA 4 Diamond property.-Managed all trades including all mechanical, electrical, plumbing, kitchen, laundry, fire life safety equipment and devices, and overall physical integrity and esthetic condition of the 46 acre property.-Oversaw and assisted with a total operating budget of $4.1 million with forecast accuracy greater than 97% to actual budget.-Implemented multiple strategies from strengths to enhance the utilization of the existing energy management controls along with mechanical understanding to reduce electrical consumption by more than 10% and real savings in excess of $400k .-Oversaw multiple projects that were in excess of $5 million including replacement of chillers, automation mechanical controls, VFD pumps, and a $4million renovation of signature restaurant. -Assisted with mechanical and plumbing design/build for capex additions to property, including new construction and rehab of chilled water main lines, condenser main water lines, gas lines, domestic water lines.-Overhauled entire computer maintenance management system to ensure accurate reporting for trending and deficiency analysis. This increased timeliness of completion for work requests and projects. Saw a real increase of guest satisfaction by more than 5% year over year.-Property chair for energy conservation projects and initiatives and corporate quality assurance audits.

-Original member of opening and property start-up team. Included developing and implementing all preventive maintenance schedules and procedures, critical systems, emergency procedures, hurricane preparedness, and all financial/budgeting aspects for department.-Directly involved in turn-over process from construction to operational systems. Includes all mechanical, electrical, plumbing, and fire-life safety systems. -Managed a staff of 34 for 1417 guestroom hotel and 275,000 sqft of meeting space facilities. In addition to a resort area that includes an 800ft lazy river, 300,000 gal and 100,000 gal pools with multiple outdoor spas. AAA 4 Diamond property.-Developed department SOP’s for all areas and property computerized maintenance management software. This involved creating all aspects of work requests, dispatching guidelines, PM schedules, reporting and tracking trends. Maintained administrative responsibility for property.-Awarded Hilton Worldwide’s “Connie Award” 3 years in a row; given to property with high guest satisfactions scores and Quality assurance scores. Achieved property conditional score of atleast 95% during every annual audit.

Greater Detroit Area

-Developed PM system for flue-gas desulfurization of 2nd largest coal fire power plant in the United States. Included routing lead time for tooling/parts, ROI, and logistics. This included more than 3000 items in system.-Reduced lead time by 50% for systems and minimized potential extended down time. -Projects were completed within scope of 6 months for what was an anticipated as a year long assignment. -Completed and corrected tri-county area gas repair and maintenance database utilizing computer maintenance management software (CMMS).
