As a Winston Salem native, Derek grew up with parents in the community’s real estate and finance businesses. As a result, he acquired at an early age, a wealth of real estate knowledge that is typically only gained through decades of real-world experience.Derek has 17 years of corporate-owned and third party property management experience. He specializes in residential, multi-family, commercial and owner association property management. Derek is a member of the National Association of REALTORS and the Community Associations Institute. Prior to founding Capstone Realty Consultants, Derek was a Property Manager for one of the Triad’s largest full service third-party real estate management companies where he supervised day-to-day operations of a complex real estate portfolio comprised of mid-rise commercial office buildings, mixed-use buildings containing both commercial and residential condominium units, and a number of more traditional condominium associations. Derek was directly responsible for developing and implementing annual operating budgets totaling several million dollars, capital reserve studies and estimations, lease and covenant enforcement, energy efficiency studies, routine maintenance and repairs, project management and construction services (e.g. elevator modernizations, private sewer system maintenance and replacement, tenant upfits, insurance claims negotiation, crisis management, roofing, HVAC, fire and life-safety, historic building rehabilitations regulated by the Historic Resources Commission, etc.).
