In 2013, I had a revelation: real wealth is built through assets, not from a job or commissions. I used to think that someone worth $100 million would have a W-2 that showed that amount! So, I dove into learning, absorbing everything I could. Once I got the hang of underwriting, I told myself, “Okay, it’s time to start looking for deals.”But I quickly realized that the multifamily market in Central Florida was a little too big for me at that moment. The idea of raising millions for deals felt out of reach. Unsure of how I’d fulfill this goal, I went back to selling insurance, keeping my head down while still studying real estate.Then, 2020 hit, and Covid changed everything. Businesses shut down, and my insurance revenue plummeted. That’s when it hit me—I was putting my blood, sweat, and tears into a business that I had zero equity in. I was responsible for all the expenses—office, staff, everything—but at the end of the day, I had nothing I could sell or scale. I was stuck on the commission hamster wheel, even with a big team behind me. I knew it was time to stop messing around and get serious about real estate.I had a friend investing in mobile home parks, and after doing my own research, I fell in love with the asset class. The supply and demand factors were naturally in your favor, and there’s always a high demand for affordable housing. I asked my friend if I could invest $50,000 with him, but he essentially told me I didn’t have enough money to invest. So, what did I do? I decided I was going to do this myself!I went back to what I do best: cold calling. Between meetings and in every spare moment, I called mobile home park owners to see if they wanted to sell. Five months of daily cold-calling later, I landed my first park. I managed every aspect of that property—handing out notices, collecting rent, dealing with tenants, everything.My cold-calling efforts continued to pay off, building a massive pipeline of deals that led to significant acquisitions in 2021 and 2022. Eventually, this allowed me to step away from my insurance business.Today, I own over 2,000 units across 41 mobile home parks, and we’re just getting started!
