• Oversee the construction project from start to finish• Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors• Determine the project objectives and plans, setting performance requirements, and selecting project subcontractors• Obtain all necessary permits and licenses• Schedule the project in logical steps and budget time required to meet deadlines• Ensure that construction activities move according to pre-determined schedule• Bring about optimum utilization of resources, including, but not limited to labor, materials, equipment, and ensure each is used in the most cost-effective terms• Create the teams, develop the objectives/goals of each, and assign individual responsibilities• Project accounting functions, including managing the budget, tracking expenses, and minimizing exposure and risk in the project• Maintain strict adherence to the budget guidelines, quality and safety standards• Ensure project documents are complete• Periodic inspection of all construction sites• Devise the project work plans and make revisions as and when necessary• Communicate effectively with the all contractors working on the project• Coordinate the efforts of all parties involved, which include the architect, consultants, contractors, sub-contractors, laborers, and superintendant• Monitor progress of each job on a regular basis and hold regular status meetings with all involved• Identify the elements of project design and construction likely to give rise to disputes andclaims• Interpret and explain plans and contract terms to administrative staff, workers, and client, representing SCS• Serve as a key link to the client• Direct and supervise workers• Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems
