We negotiated "give back" tranches on the existing leased premises and implemented a phased take down of the new space - along with the use of temporary facilities - to practically eliminate the cost of carrying excess space. This strategy not only saved the client money, but also provided flexibility, allowing for a smoother and more economical transition for the company.An investor client purchased a three-building office complex in the East Bay. We used a combination of purchase agreements and purchase options exercisable over a 2-year period. A favorable change in the market allowed the investor to purchase one of the buildings under market, and flip one of the buildings to another buyer during escrow at a considerable profit.
