• Maintain superior customer service Adhere to company Standard Operating Procedures• Lease apartments and sell property’s products and services to prospects• Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the mystery shop forms• Work to optimize occupancy while maximizing effective leased rent• Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages• Maintain thorough product knowledge of the property and that of major competition• Accurately prepare and be thoroughly knowledgeable about all lease-related paperwork• Maintain prospect traffic and leasing data; assist with other computer data entry as necessary• Deliver resident gifts; inspect units to ensure readiness for move-ins• Plan, schedule and organize resident functions as needed; assist with planning and hosting of others• Audit all lease and renewal files for key controls and bonus submission to the community manager• Review guest cards to ensure entry into the community management system; follow-up entry into system and monitor traffic trends• Other tasks or duties as assigned by supervisor

Manages customer support to residents by providing assistance with service requests, accounting and rental issues, and coordinating other miscellaneous resident related functions to achieve community goals surrounding resident retention.

Lease up property. • Follow up with all prospective residents by phone or in writing within 48 hours of their visit.• Respond to all Internet leads within 1-2 hours of contact.• Log all calls and visits into computer and maintain acceptable closing ratio.• Correctly complete all lease applications, assist with application verification/administration, and notify prospective residents of results.• Complete all lease paperwork accurately, including related addenda.• Ensure new residents sign lease paperwork.• Assemble and distribute move-in packets.• Accept deposits and rental payments.• Maintain a positive customer service attitude, as well as a professional and friendly atmosphere in the leasing office.• Walk vacants prior to move in.• At move-in, conduct a walk-through with new resident and provide orientation to community and surrounding neighborhood.• Answer incoming phone calls and handle accordingly.• Participate in resident retention and renewal programs.

As a Consultant I guide potential residents through the move-in process by handling phone calls, conducting property tours, working with the potential resident to complete the application, and getting the file approved by the Property Manager. I'm also responsible for ensuring potential and current residents receive the highest level of customer service in the office.

Direct collection of monthly assessments, rental fees, and deposits and payment of insurance premiums, mortgage,taxes, and incurred operating expenses. Investigate complaints, disturbances and violations and resolve problems following management rules and regulations. Manage and oversee operations, maintenance, administration, and improvement of commercial, industrial, orresidential properties. Prepare and administer contracts for provision of property services such as cleaning, maintenance, and securityservices. Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance. Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects forcommercial or residential properties. Solicit and analyze bids from contractors for repairs, renovations, and maintenance. Act as liaisons between on-site managers or tenants and owners. Meet with boards of directors and committees to discuss and resolve legal and environmental issues or disputesbetween neighbors. Maintain contact with insurance carriers, fire and police departments, and other agencies to ensure protection andcompliance with codes and regulations.
