A large private property group based in Piccadilly, with a strong Central London investment portfolio and prime hotel development strategy, plus PRS development projects around Greater London. Around £2bn of asset value, turnover of £80m, and a residential development pipeline of £200m GDV. - Turned around a seriously underperforming finance function within 6 months, by investing time in staff, setting realistic targets, and recruiting/outsourcing selectively to fill gaps.- Introduced controls and reporting required for compliance with a new £900m core funding facility, and implemented a comprehensive restructure of group properties and banking facilities.- Created a business case and project plan for replacing the existing financial ledger software while retaining integration with the Bluebox (TRAMPS) Property Management System.- Provided support to transactions including a variety of acquisitions, disposals and re-financing agreements.- Delivered clean group statutory accounts (42 entities and 2 consolidations) with historic issues resolved.- Resolved issues in tax compliance and procured advice on forward planning structures to deal with impact of BEPS measures.

A niche residential developer with high quality and design standards, with supporting business streams in Asset Management, Architecture and Manufacturing. It has a significant growth potential, with a pipeline of projects in the residential Private Rented Sector in London. My role was to put in place tools for the business to capitalise on that opportunity, while it was delivering the first phase of development. I initiated a programme of new business controls and reporting procedures, interim costing and inventory systems for the manufacturing site (in preparation for ERP implementation), and created long-term forecasting and modelling tools.

WAF is a high-profile organisation committed to the welfare and rescue of wild animals, and wider environmental issues. Their work is widely recognised as a result of the long-running TV show "Wildlife SOS". I created a business plan for a new facility incorporating wildlife reserve, hospital and educational facilities on a 12 acre site in Surrey. This involved developing a full financial forecasting model, articulating strategic goals and objectives, presenting conceptual plans, and documenting risk management policies.

Tilstone Investments was formed in 2013 by a group of investors to acquire and manage high-yielding commercial property in key locations throughout the UK. In a small team of 3 individuals I provided expertise on financial appraisal, modelling, and due diligence, and explored structure options and fund-raising to deliver the strategy. In a little over 12 months, we created a £50m portfolio and put in place an asset management plan. • Provided bid support including appraisal, financial due diligence, capital allowance negotiations, funding and portfolio risk;• Investigated and made practical recommendations on alternative future funding options including IPO listing, investment trust, managed retail fund and private equity;• Developed of investment appraisal and portfolio analysis models, incorporating life-cycle costing and risk. • Established appropriate financial procedures and reporting systems for asset management and portfolio strategy.

Responsible for statutory reporting requirements, management reporting, forecasting and analysis, and banking relationships, overseeing group tax, treasury and systems responsibilities. Over a relatively short period, transformed the Head Office Finance Team and its relationship with the Divisional Finance Function. Contributed to corporate strategy through the development of a financial model to consolidate divisional five year plans, and played a lead role in negotiating a revision to the Group’s lending arrangements in order to accommodate a major acquisition.

Most significantly played an important lead role in the successful disposal of the Group's flagship property, Ocean Terminal Shopping Centre, in a difficult retail and investment market, as well as other smaller scale disposals.

Responsibility for all financial and commercial matters, specifically for the preparation of the Annual Report & Accounts for property companies within the Group, valuation of property assets, and financial modelling and forecasting. Most significantly, was instrumental in achieving approval for the first TIF (Tax Incremental Finance) scheme in the UK.
