Planning Technician responsible for the intake, processing, and approval of entitlements and permits for development, construction, and/or modifications to residential, commercial, and industrial properties, especially ADUs. Extensive interaction with the public - including the in-person City Planning Counter, phone calls, and e-mail correspondence - and other City departments towards the successful realization of said projects. Participates in the plan check, project review, and authorization of approval for projects in the City of Placentia, while ensuring project compliance with relevant municipal, state, and Federal laws. Analyzes municipal and state codes in conjunction with bringing projects before Planning Commission for the approval of conditional use permits. Regular collaboration with the Building and Public Works departments to help see that projects are in compliance with their respective guidelines.Manages the City’s short-term rental program, including licensing, registration, code enforcement, and the remittance of TOT taxes. Also handles commercial signage for sign plan review, including conformance with discretionary design guidelines. Additionally, ArcGis software is regularly used to monitor relevant City zoning codes types and lot divisions, including their suitability for proposed projects. Strong familiarity with CEQA and HCD environmental and housing directives, respectively.
