Adaptive Reuse - I started my career many moons ago as a realtor and now I acquire underutilized, vacant buildings, lots, and other abandoned properties from private property owners or the government and I identify adaptive reuses to activate them (turn them into thriving income producing businesses/properties). My renovations are completed using reclaimed building materials sourced from my sustainable materials management facility in Memphis and I employ and contract with minorities to spur economic growth in historically disadvantaged communities. One of my most recent examples is the Historic Renovation of the Kroger Bakery Manufacturing plant in Memphis.

REFURBAN is a SUSTAINABLE MATERIAL MANAGEMENT (SMM) company with a circular business model, that employs closed-loop systems, to eliminate waste and activate underutilized resources. In our non-linear business model, those resources are considered assets. James and Refurban Memphis LLCMost Disruptive Adaptive Reuse of a Historic Abandoned Commercial Property – Refurban Memphis LLC Established Public-Private Partnerships- Partnered with the State of Tennessee, City of Memphis and Shelby County to host a city-wide tire collection event that recovered over 60,000 waste tires in 2 days- Partnered with the State Parks division to store upto 30,000 tires for the 'Tire to Trails' project to create the State's longest walking trail made out of scrap tires at T.O Fuller Park.- Partnered with the Downtown Memphis Commission to host recycling collection events (with 14 Ton diversion rate per event), to activate vacant lots and buildings and became the premier vendor offering ethical disposal options to the city's leading developers to reduce landfill deposits from new construction, renovation and pre-demolition sites.

The world watched as the small town of Ferguson, Missouri was torn apart by racism. When protests started after the fatal police shooting of Michael Brown, Ferguson's City Council called on Diversity and Community Engagement expert, Devin James, for help. St. Louis County leadership thought his background made him perfect for the task.Devin had to overcome insurmountable odds. He was abused as a child, joined a gang, was shot during a robbery at his job, and got a taste of institutional racism and bias at 22 years-old when he was convicted for killing a man during a home invasion - something conservatives call "Stand Your Ground."​Inside Ferguson: A Voice for the Voiceless advances social scientific understanding of the issues surrounding institutional and systemic racism, cultural competence, micro-aggression, privilege and how various forms of discrimination blind community leaders from being able to see how public policies oppress low income, disadvantaged and minority communities. The book and author are nominated for several awards but the author still wants to do more to end institutional racism and advance social equity.
