Assistant Property Manager
Current Successfully oversees the management of 382-unit mixed residential properties, including apartments and townhomes while contributing to its $2.3 billion redevelopment project, transforming Freedom West Homes into Freedom West Homes 2.0. Responsible for a comprehensive range of tasks including balance management, pre-closing procedures, demographic tracking, eviction processing, and end-of-month (EOM) activities. Prepares and analyzes weekly and monthly financial reports, develop and manage budgets, and oversee renewals, rent collection, and payment deposits ensuring fiscal health. Administers resident accounts, handle callbacks, emails, community messaging, resident events, aged receivables, and 3-day notices. Knowledgeable in the areas of the Affordable Housing Programs, Fair Housing Laws, OSHA, EEOC laws and City and State Income Certifications. Positively leads a team of 5 staff to identify and solve existing and potential barriers to success. Tracks leads, prospects, property tours, and lease agreements. Process applications and assist residents with move-in/move-out procedures, file audits, and tenant requests. Continually conducts monthly building and annual unit inspections, coordinate with maintenance for unit turnovers, and ensure property safety and curb appeal. Schedules and manages vendor services for unit turns and respond to maintenance work orders efficiently.
