Responsible for creating this division from the ground up, setting up policies and procedures, including all agreements and forms, for both Marketing Service Agreements (MSAs) and Desk Rental Agreements. There were approximately 25 - 35 active MSAs and 50 - 75 active Desk Rental Agreements throughout my employment with New American Funding. Our MSA and Desk Rental Agreements and policies and procedures were included in various state exams, including 2 Multi State Exams and a CFPB exam. Both programs were found to be fully compliant with RESPA and state/federal regulations, without any negative findings in each of the exams.

I took over the licensing manager position as a result of a sudden resignation of the company's NMLS/Licensing Specialist on the last day for filing CA applications under the new NMLS licensing rules in 2010. I became immediately responsible for creating a Licensing Department, including policies and procedures for all aspects of licensing for the company, individuals, branches, regulatory exams, etc.Successfully added over 100 new branch offices in less than 2 years and up to an ongoing active list of nearly 200 branch offices in 32 states since 2018.During this time period, I continued in my role as the Human Resources Manager, continuing the management of the department’s development and performance, creating an inclusive environment of high morale, motivation and teamwork.
