Building Manager
1. Responsible to Mgr. Biro Estate management, commercial area, and property assets2. Responsible for overseeing the dept: 1. Engineering 3. Finance & Accounting 2. Tenant Relations 4. General Affair (Cleaning Service, Security, Parking, Gardener, Assets)3. Develop operational policies and regulations for apartment & office buildings4. Make Business Plan Estate Management and IPL (Building Management & commercial area)5. Make an annual budget, OPEX and CAPEX6. Monitoring IPL collection7. Monitoring cost energy efficiency programs (electricity & water)8. Planning building management improvement programs9. Management assets & vendor (Security, Parking, Cleaning service, Landscape, etc.)10. Develop policies and regulations (SOP) related to building operations11. Manage and monitoring revenue, cash flow and profit & loss in order to generate positive GOP for company12. Create efficiency programs such as, manpower, electrical energy, water, and fuel13. Create KPIs for the entire building management team14. Create a service level agreement (SLA) as a vendor performance parameter15. Hand over apartment units to tenants / owners16. Manage the rental of apartment units and commercial space areas17. Manage building management permits (SLF, Fire Safety, Waste and Garbage Treatment)18. Make a long-term plan for building management from the budget side (revenue and cost)19. Ensure building management activities such as Tenant relations, Engineering, Finance Control, General Affair and Management Vendor (Cleaning service, security, parking, gardener) went well20. Dealing with ISO audits 9001 (Mutu, 2015), and 45001 (Health & Safety, 2018) 21. Run safety regulation (K3 Umum) and 5 R Implementation
