As the South Division Contract Manager, I work with project teams along the west coast to bid and buy out large scale healthcare projects. I assist in risk analysis and proper contracting to mitigate risks to the client, Providence Healthcare. I’m currently working on further developing and improving the contracting process to ensure uniformity across the Southern Division (Seattle to San Diego). Current achievements include developing a template for recommendations for award for contractor and architect awards as well as fine tuning current contract templates for pre-construction and construction contracts. I work as the main point of contact ensuring all contracts issued meet the clients requirements and are executed in a timely manner to meet the project specific timelines.

Project Controls Manager for a confidential client in Mountain View. I worked with the owner, general contractor, project management team, and various consultants to ensure contract terms were met for all parties, specifically as they relate to finances and project controls. I provided concise and accurate financial reporting tracking all financial aspects including all owner contracts, contractual milestones, contingency usage, change management, timely payments to all parties and potential risks and enhancements. For projects in the conceptual stage, I worked with the client and internal estimators to develop and utilize benchmarking tools. These benchmark studies assisted me in initial seed funding requests including setting clear expectations for deliverables with a timeline for all consultants at various stages of a project.

Estimator on various projects in the Bay Area. Main estimator for interiors on 901 Cherry (San Bruno) and MBARI research facility (Moss Landing). Developed estimates for multiple GMPs including takeoff, benchmarking, trade partner outreach and bid soliciting. I worked directly with project operations and trade partners to develop GMPs and clearly define expectations for projects in the design phase to ensure appropriate budgets were established to meet basis of design and reflect market conditions. I collaborated with other estimators to ensure complete scope coverage, set clear delineation between trade partner scopes, and identify all qualifications and exclusions for each project.

Cost Engineer on multiple Aviation projects in the Bay Area, most notably a design-build modernization of Terminal 3 West at SFO. The specific role can mainly be described as auditing and reporting high level risks and enhancements on the project. I worked with teams on accurately forecasting all Project costs (direct and indirect) by challenging their forecasts based on trends and project status. The role allowed me to serve as a liaison between Project Teams and executive leadership to ensure the Project Team followed company policy while adhering to the Project specific owner contract.

Turner provided construction management at risk services for the new 27-story, 250 ft. residential tower in San Francisco’s Mid-Market neighborhood. The 485,000 sq. ft. tower featured 404 apartment units and included an attached 85 ft. (10-story) podium with amenity spaces and 7,500 sq. ft. of retail space. I was the engineer responsible for the exterior envelope including curtainwall, glass fiber reinforced concrete panels, flashing, above grade waterproofing and exterior building maintenance. The project was in the early stages when I was assigned and my primary focus was finalizing contracts for these trades, including finalizing scope and schedule. Responsibilities also included managing long lead items and associated approvals including offsite mock ups to maintain the construction schedule.

Worked alongside the Sales team, including the Business Development Manager and General Manager, to develop and implement strategies to effectively track potential pursuits. Coordinated internal meetings to ensure all deliverables for pursuits were completed with quality in a timely manner, performed market and client research, tracked and maintained client relations, and commenced the conversion of our sales tracking database to a new platform, Salesforce.

I worked as an engineer in various capacities on the Sobrato Pavilion at Santa Clara Valley Medical Center (SCVMC). The project included contracting services for $480M for a 355,000 sq. ft. Replacement Bed Building Tower with 168 beds, a rehabilitation therapy center, support offices, and facility space for pharmacy. I managed various scopes throughout the duration of this project. Scopes included drywall/framing, concrete, and MEP design assist subs. Daily duties included processing RFIs, submittals, coordinating design, resolving field issues, and change management. Duties also included preparing, processing, and presenting OSHPD documentation such as ACDs to OSHPD staff (ACO and DSE). Worked closely with the Project Executive to successfully close down finish subcontractors with a $300K positive impact to earnings as a result of my negotiations. The Project also included design-build services for a new site utility loop at SCVMC to support the new Sobrato Pavilion and future buildings. The site utility loop included a new chilled water supply and return, steam supply and condensate return, power and telecommunications. An upgrade to storm and sanitary systems to serve the new BB1 project as well medical air and oxygen lines from the onsite bulk storage to the new bed building. As an engineer, I managed the design delivery and oversaw changes to the utility loop implemented. The loop construction impacted the campus and I was responsible for assisting in the coordination with hospital staff and other projects on campus. Responsibilities included reviewing and submitting plans to OSHPD and managing all scopes pertaining to the utility loop including excavation, plumbing and mechanical. Daily duties included processing RFIs, submittals, coordinating design and resolving issues. Duties also included OSHPD close out which consisted of field verified reports by each consultant for each milestone listed on the testing, inspection and observation for this project.
