• Examine and clear requirements on title commitments and lender closing instructions for compliance status• Order Estoppels certificates and Lien searches• Preparation of various title affidavits, and confirm form and substance with our title attorneys, as needed• Monitor Deed in Lieu transactions. Examination of proposed documents, the review of documents after execution but before recording, and the verification of proper and expedited recording of the DIL documentation.• Transfer and Retirement of Mobile Home Titles• Obtaining releases and/or disclaimers by the appropriate U.S. agencies involving outstanding liens from the IRS and/or the United States for tax liens, U.S. judgments, inferior federally insured mortgages, and other title issues involving the U.S.• Regularly communicate with realtors, lenders, mortgage brokers and clients to timely and efficiently close transactions• Prepare all closing and settlement documents, including escrow agreements, HUDs & Closing Disclosures (TRID), and deeds• Preparation and review of closing documents, including deeds and mortgages, to confirm that the legal descriptions match our title commitment. This includes a detailed review of metes and bounds legal descriptions (along with other personnel) to confirm the accuracy of the legal descriptions.• Fulfill the duties of an escrow officer, including the receipt and disbursement of funds• Review all files before, during and after the closings to prevent and resolve any potential claims
