I opened a Flat Fee Real Estate company in San Miguel de Allende, Mexico. It was the first time that we know of that a Flat Fee concept had entered the Mexican real estate marketplace. The response was interesting to say the least. Homeowners and Sellers loved the idea but as expected the real estate agents in town hated us. No surprise there! Homeowners and Sellers loved the idea but as expected the real estate agents in town hated us. No surprise there! The beauty of this program was that both Sellers and Buyers could save up to 6% on the purchase and work directly with each other. Their legal representation would be provided by a local real estate attorney and Notario. Or if Buyers preferred, they could work with an agent and just save 3% as there would be no listing commission. In addition to our Flat Fee Listing services we offered a whole menu of helpful options for both parties, such as; Transaction Coordinators to help with the process of buying property in Mexico. Translators which would be a necessity if either party were not fluent in Spanish. This was an important service for Americans and Canadians as all the contracts and closing must be done in Spanish by law. Additionally, we offered optional services such as Open Houses, Property Photo Service and discount pricing with Real Estate Attorneys and Notarios who close the transaction. Unfortunately, the company did not last long due to the aggressive and negative reaction of most local brokers. To much to tell the story here, but suffice it to say, I was wise to close shop and walk away. Most parts of Mexico do not embraced these types of services. Perhaps in the future we may try again, but for now we have plenty of other business to take care of. Knowing when to walk away is the key to success in this instance. Show less
