Work with all sub trades on getting all mechanical equipment ready and systems commissioned and operated prior being handed over to KCL. Work with the general contractor to complete all the deficiency items from the construction project and close out all remaining items in a timely manner.· Develop and manage facility’s $2.5M annual operating budget and proactively track variances and manage within target and provided real-time financial analysis to executives.· Manage work performed by over 40+ vendors performing multiple levels of projects, including capital improvements projects up to $3M from 2022 to 2024.· Maximize utilization of suppliers, preferred vendors/contractors to attain cost saving targets and support spending initiatives. · Manage all electrical systems and equipment, Life Safety systems, Fire Alarms, Emergency Generators, Transformers, Transfer switches and HVAC systems, includes ERV’s, Boilers, AMUs, and AHUs and janitorial, Landscaping and snow plowing, etc.· Control and operate the Building Automated System (BAS) and Environmental control system for scheduling and perform energy audits on facility resulting in cost savings.· Operate and control the security access card and CCTV systems and oversee the on-site security guard personal. · Conducts safety and environmental inspections and act as a resource to the management, and outside contractors to ensure timely assistance on safety is provided.
