I also evaluate market trends, identify modernization opportunities, and recommend real estate and space utilization strategies to senior executives. In addition, I prepare and report on portfolio metrics, benchmarking of KPIs, and occupancy issues, and create master plans.Selected Accomplishments:• Dramatically improved data accuracy for space forecasting, headcount projections, and space utilization management by implementing the organization’s first Integrated Workplace Management System.• Recovered millions of dollars in property taxes by instituting a property tax exemption negotiation strategy.• Led the move of more than 1,200 employees from 17 different locations into a single 350,000 sq. ft. Support Center Facility. I took over, reorganized, and turned around a commercial construction division. As part of this, I developed market strategies, established sales and operational goals, rebuilt the team, and introduced customer satisfaction standards. This was a promotion to manage retail store and corporate office real estate development, including site selection and acquisition, store planning, construction, remodels, expansions, store appearance, lease administration, and facility maintenance. I led up to 100 projects per year and oversaw capital and expense budgets totaling hundreds of millions of dollars. In this position, I maintained a portfolio of more than 4 million sq. ft.Selected Accomplishments:• Designed a real estate strategy that enabled growth from 175 to 513 stores and tripled market share.• Implemented a highly successful national disaster recovery plan for the retail channel that included the construction of wireless emergency communication centers and mobile retail units.• Improved construction quality and on-schedule openings by creating a Smart Store Quality Program that reduced punch list items and eliminated common issues.• Reduced build out costs 21% per store construction project by implementing value engineering for the entire build process.• Directed the construction of the company’s 3rd flagship store, on time and under budget.• Designed and developed the company’s first Smart Lite store, which reduced capital costs per store.• Enabled major cost savings by implementing a successful portfolio rationalization strategy.• Facilitated the LEED certification of more than 275 stores by spearheading the development of the South Area’s LEED Volume Certification plan.• Planned and led a major 5-year rationalization plan that delivered major cost savings and eliminated 200,000 sq. ft. of administrative and call center space. I directed a national build program to design and construct sales offices throughout the US. Selected Accomplishments:• Completed the construction of 40 projects in 1 year.• Reduced build costs 15% by implementing a plan to repurpose assets.• Successfully integrated 2 GTE business units into the corporate real estate shared services group.• Lowered the per-project cost by reengineering the build out process, eliminating gaps, and streamlining project life cycles.

Managed all workplace design, occupancy and space planning and major projects for over 5 million square feet including administrative offices, call centers, warehouses and field reporting locations. Directed the activities of all 3rd party design and furniture providers in support of projects impacting interior space and occupancy.

Directly managed facility services including housekeeping, security, interior/exterior landscaping and interior construction projects for GTE Directories World Headquarters, a 650,000 sq ft campus. Partnered with IT, HR and other internal groups to execute all moves/adds/changes, workplace design and interior construction projects.
