Bridge Funding is a middle-market, specialty finance company. The focus is lending to businesses, owners, investors, and real estate developers. The principals of Bridge Funding have extensive experience in asset-based lending and affiliates of the firm have been in operation since 1997. We have originated, underwritten, and serviced over 200 loans aggregating more than $500,000,000 in financing.

Debt and equity placement with a focus on New York area 80/20 multifamily transactions involving tax exempt bond financing and credit enhancement. Directed wireless leasing efforts for properties within NY, NJ and CT while attending NYU Stern Graduate Business School part-time. Negotiated rooftop leases / licenses with AT&T, Verizon, Sprint and Nextel. Managed relationships with property owners including public REITs, insurance companies and private investors. Completed over 100 wireless leases/access agreements generating over $2.5 million in annual recurring revenue. Expanded managed site portfolio 15%.

Pioneered the effort into antenna site acquisition and leasing at TCC. Developed and maintained relationships in the telecommunication services area. Oversaw marketing of the corporate real estate portfolio. Represented Mobil, Exxon, McDonald's and Baxter Healthcare for wireless leasing. Prepared full narrative appraisal reports on over $250 million of commercial real estate for lenders including Bank of Boston, Shawmut, US Trust, Citizens and BayBank. Evaluated REO assets for workout and restructuring.

Managed over 800,000 square feet in 6 grocery-anchored shopping centers. Prepared annual operating budgets. Generated cash flows for use in refinancing/expansion. Canvassed for tenants, negotiated leases and amendments and oversaw tenant build-outs.
