Responsibilities:Manage all aspects of facility operations including general office, mail room, UPS/FedEx carriers, scanning/indexing, office supplies, Hands-on maintenance and repair of equipment and utility operations for an 80,000ft 2, 2 story professional office Building. Create a proactive program for management of utility systems and develop routines and schedules to support facility operations. Secure and oversee maintenance services contracts for fire suppression testing, landscaping, custodial services, snow removal, and mechanical. Work with the Illinois department of Health to indentify and correct the drinking water deficiencies of the facility. Identify capital improvement projects and “Green Initiatives” and negotiate with Property owner to control operating costs and budget. Obtained, reviewed and successfully negotiated several contracts resulting in a $5,000/yr savings in custodial service, $4,000/yr savings in refuse pick-up, and 21,000/yr savings in IAQ testing and clean up. Project management-Successfully managed and negotiated a 50/50 split in costs with property owner saving Donlen close to $20,000 on a parking lot resurfacing. Altogether a $190,000 budgeted project cost Donlen $80,000. Through a series of “green initiative” studies identified lighting as a project that upon completion saved Donlen 28,000/yr in operating costs. This was obtained by installing energy efficient bulbs and ballasts as well as occupancy sensors. This project had a cost of $107,000 but through incentives and the negotiated 50/50 split with the property owner, cost Donlen only $45,000. Resulting in a ROI of ~18 months. Researched and indentified an energy supplier that will provide a 20% reduction in electrical operating costs saving Donlen roughly 40,000/yr.

As a Hands on Facility Engineering Manager, I managed and maintained all aspects of Manufacturing facility maintenance including general office and production equipment, in a GMP environment, consisting of Preventative Maintenance and Metrology. As well as, securing contracts for Fire supression testing, lawn maintenance and snow removal. Used Mechanical knowledge and Skills to elevate the performance and experience of my team so that downtime and costs were minimal. Prepare and recommend revisions to Standard Operating Procedures(SOP) in a GMP environment, develop training modules for the facility safety program, Assisted with the development and execution of IQ/OQ and PQ Protocols for the facilities Critical Systems.Certification in Refrigeration transition and recovery as a universal Technician and currently licensed as high pressure steam boiler Operator(Stationary Engineers License)
