Mr. Smith is an expert in retail marketing strategies to the Latino community. Working with Moctesuma Esparza, a renowned Latino activist, entrepreneur, retail developer and movie producer since 2018, Don has emersed himself in the cultural, demographic and political make up of the Latino community. He successfully negotiated and procured the former Regency movie theater in Norwalk, California to renovate the theater for Milagro Cinemas (opened August, 2025 as a luxury recliner theater) and has negotiated a lease for a former Regal in Santa Fe, New Mexico. He is also currently pursuing several other opportunities for Milagro.Mr. Smith is an expert in the conceptualization and implementation of public land use strategies for cites and public agencies. He has underwritten transactions for mixed-use, hospitality, office, industrial and mobile home park acquisitions, redevelopment and dispositions. During his career as a systems analyst/technical writer, banker, investment officer, commercial real estate broker, developer and governmental consultant, Mr. Smith has successfully negotiated transactions involving over 3 million square feet of retail space and has procured and negotiated deals ranging from regional mall acquisitions and redevelopment, transactions with big box retailers, urban revitalization plans including a proposed urban power center in downtown Los Angeles and smaller in-fill projects. While having the background to tackle large projects, today Mr. Smith and his firm StartingGate SPD, Inc. are focused working with public land owners to facilitate sensible project development throughout California.While serving as the Director of Acquisitions for Crown Realty and Development in Irvine, Mr. Smith procured and underwrote ground-up development, redevelopment and assemblage opportunities for revitalization projects valued at over $150 Million. Mr. Smith has worked as exclusive Broker for numerous national credit tenants including Chevron U.S.A.Mr. Smith is a licensed real estate broker and has a Bachelor of Arts in Economics from UCLA. Mr Smith has served as an expert panelist for the Association of Commercial Real Estate Executives (ACRE) and for the International Council of Shopping Centers (ICSC).
