My position includes selecting the subcontractors and workers, and providing required explanations for the builders and other professionals associated with the project, coordinating and collaborating with the architects, engineers and specialists. Other duties as a construction manager also includes assuring the construction project complies with all building codes and any other legal or regulatory requirements. When delays or problems occur I am the project’s first responder, ready to make the changes required to move the project past the issue.PlanningAt the beginning of a project, the construction manager prepares a plan that details the steps required, and then calculates the material costs and personnel needed to complete the project. I prepare a timeline to show when each stage must be completed if the final deadline is to be met, determine the permits necessary and ensures that they are obtained, review the budget for the project and prepare a detailed plan to allocate the funds by stage or by labor, materials and contingencies.
