Carefully selected material and fastening, painting, and installation systems that exceeded specified quality and reduced cost.• Replicated 350 year old twelve-foot by twelve-foot solid wood doors used during Revolutionary War Gun House storage facility and still active today for Marblehead Historic Commission. Exceeded strength and material requirements, significantly reduced costs.

• Managed all phases of high-rise high-end residential construction for a $15 MM luxury, twelve-unit condominium conversion of a thirteen-story brownstone building in Boston’s Beacon Hill district.• Created and updated construction schedule with MS Project and P3. Identified and assigned all construction systems and components to appropriate subcontractor scopes-of-work.• Relentlessly pursued all City of Boston final inspections for high-rise building structure, life-safety systems, and twelve individual unit Certificates of Occupancy. Saved company tens of thousands of dollars in liquidated damages.• Negotiated all subcontractor change order requests. Conducted and documented weekly progress meetings. • Responsible for all documents for $300 million contract within the Central Artery/Tunnel Project (Largest public works, highway and tunnel project in history.)• Reviewed and processed, physically and electronically, 30,000 plus contract documents (requisitions, shop submittals, RFIs, RFPs, contractor claims, material certifications, state and federal regulation, and compliance).• Participated in refining requirements of overall construction project Oracle database storing these documents.

• Provided project and construction management for the Boston Harbor Project - Secondary Reactor Batteries A&B.• Responsibilities included field inspection, contract resolution review, scheduling, shop drawing submittal review, change order request analysis and negotiation, site inspections, and quality control inspections.

• Represented Capital Construction in all aspects of construction costing, budgeting, scheduling, value engineering, and on-site licensed supervision for corporate office, institutional, medical research, and underground utility construction.
