My key accomplishments are below:I provided an accurate valuation of a 53 office-condominium development for a first-time developer seeking $10M in financing for a construction loan using the direct capitalization method. I developed and implemented a new database of rent rolls and operating statements for greater Houston area commercial properties spanning five years. I led due diligence efforts to underwrite risks associated with market demand, supply, net effective rents, occupancy, expenses and capitalization rates. I successfully projected future investment property cash flows based on an analysis of historical operating expenses and market data.I created a direct capitalization spreadsheet for income producing properties, resulting in improved efficiency and staff productivity.
