I partnered with bank officials, clients, and market participants to manage the appraisal process for office, retail, service, industrial, subdivision and multi-family properties, including valuation services ranging $100K - $25M. I provided consultation services for investment, mortgage lending, foreclosure, easement analysis, tax appeal, and litigation support clients. I successfully completed over 1,200 property appraisals individually or in collaboration with internal business partners. My key accomplishments are below:I provided an accurate valuation of a 53 office-condominium development for a first-time developer seeking $10M in financing for a construction loan using the direct capitalization method. I developed and implemented a new database of rent rolls and operating statements for greater Houston area commercial properties spanning five years. I led due diligence efforts to underwrite risks associated with market demand, supply, net effective rents, occupancy, expenses and capitalization rates. I successfully projected future investment property cash flows based on an analysis of historical operating expenses and market data.I created a direct capitalization spreadsheet for income producing properties, resulting in improved efficiency and staff productivity. I gathered and evaluated economic and demographic data, resulting in critical influence on specific real estate markets.I leveraged CoStar, Argus and Excel to develop a cash flow model to accurately depict the future performance of assets.
