My responsibilities now include the duties to plan, organize, assign, direct and review the operations of the building maintenance division in the Facilities Maintenance Department involving the areas of plumbing, electrical work, mechanical and general building repair. I am also responsible for the direct and indirect supervision over the building maintenance staff consisting of twelve full time employees. Other areas of responsibilities are to assist in developing and implementing goals, objectives, policies and priorities related to building maintenance and their impact on the useful life of the Counties largest asset. In addition I prepare and administer the division's 2.6 million dollar budget and process all accounts payable. I have expanded the Building Automation System (BAS) to now include a majority of the Counties Facilities (14 buildings – approximately 1.2 million square feet) to aid in the adjustment of interior climate control and monitor energy usage and trends through data logs. In addition I played a pivotal role in the start up and implementation of a Computer Aided Facility Management (CAFM) program to aid Facilities in asset management with a through knowledge of equipment condition and preventative maintenance routines. With all of the data collected to populate the CAFM system – I have generated a 30 year Capital Building Component Replacement Plan (BCRP) and received funding to perpetuate the replacement of identified equipment in a timely manner. I have acted as the Project Manager in the planning and implementation of the BCRP with great success utilizing the Project Management Institutes processes as complete building mechanical systems have been replaced (with the buildings staying occupied) due to wear, tear, and age. I am also an active member of the International Facility Managers Association (IFMA) including both the Public Sector Council and the Local Rocky Mountain Chapter.

As the Facilities Lead HVAC/R Technician I was responsible for maintenance and repairs to the Counties heating, ventilation, air-conditioning, and refrigeration equipment in accordance with diagrams, operating manuals, and manufacturer’s specifications. This included preventive maintenance and repairs to cooling systems, heating systems, plumbing systems, cooling towers, boilers, pumps, fans, filters, and other mechanical equipment, calibrate controls, replace bearings and shafts, rewire equipment, fabricate and install sheet metal, and retrofit new components to existing equipment. I was also responsible to direct and oversee work performed by outside contractors. I was also tasked with the responsibility to perform skilled work involving painting, plumbing, carpentry, mechanical, and electrical systems in the repair and maintenance of County buildings and equipment. Responsibility also included the direct supervision of the HVAC/R Technician. In this position I also implemented a Building Automation System (Trane Tracer Summit) to control and monitor a buildings mechanical equipment and utility useage.

Starting as a Heating and Ventilating Apprentice/Journeyman Mechanic my initial duties were installation, repair, troubleshooting, maintenance, and upkeep of industrial, commercial, and residential boilers, chillers, furnaces, mechanical air conditioning, heat pumps, ductwork, ventilation, evaporative coolers, refrigeration, and domestic water boilers and heaters. Duties as supervisor were expanded to include supervision of up to six Technicians and office personnel. Also responsible for design, layout, bid preparation and installation of all aspects of commercial and residential heating, cooling, and ventilating systems, exhaust systems, and domestic hot water for new construction, remodel, and custom installations including all necessary controls both electrical and mechanical, and all gas piping and venting.
