Assigned to the Real Estate Group of the Financial Services Division of PwC's Atlanta, Georgia office. I conducted and supervised audits and attest engagements on real estate holdings of larger companies and SEC reporting entities. I primarily worked on attest engagements and reviews of commercial property investments to include reviews of CAM agreements, Commercial Property Lease Reviews, and Attest engagements for investor portfolios of commercial real estate.

ACG Professionals is a consulting group headquartered in Atlanta, Georgia performing commercial real estate valuation services for Investors, Sellers, Owners, Lenders, and Brokers. The firm paired accounting and legal staff to review commercial properties for encumbrances, liens, lease agreements, historical financial operating statements, and to create projected operations annual financial statements using the Argus financial modeling software for five or ten year holding periods. My function was to take lease abstracts provided by my attorney counterpart and review the abstract to the lease to peer review the financial information in the abstract for accuracy. Once the financial information was verified I would model the lease into the Argus software to establish a valuation model for the property, including office buildings, high end malls, and other commercial properties with lease tenants. Then I would evaluate historical financial statements, review audited financial statements and verify expenses for the property focusing specifically on CAM recoverable items. Finally, I would update my model to include CAM costs on an historical basis, current year basis, and projected numbers based on estimates. Our models were used in negotiations for purchase, investment, lending, and offers for sale.
