After 10 months as the PM and Leasing Manager, the director and partner of GE Shanghai decided to have me take over the After Sales department and promoted me to the Senior PM and Leasing Manager. For After Sales, the duties begin once booking fee paid and booking form signed. The work scope includes but not limited to the followings, to coordinate between clients and developers in Thai and VN, to instruct clients in paying down payment, signing deposit agreements (VN properties), signing Sales and Purchase Contract, settling installments (VN properties), settling final payments, to handover, to apply for title deed (Thai properties), pink book (VN properties) and etc.

Golden Emperor specializes properties in Thailand and Vietnam. The headquarter is in Hongkong. Emperor Key is the subsidiary company of Golden Emperor, specializing in Property Management. It has branches in HK, Thai and VN. I was hired as the very first PM and Leasing Manager based in GE Shanghai to take care of its clients in mainland China. I had the chance to set up all the necessary documents and procedures, to make them more comprehensive and convenient for mainland Chinese customers. Meanwhile, I coordinated between the clients and other EK branches in HK, Thai and VN to make sure the clients’ properties are being taken care of, most importantly, to lease out their units to ensure legal rental incomes for them.

This is the stage where I understand the importance of self-discipline. In order to earn the respect of other people, you should always be a role model and act with cautiousness. Apart from pursuing my own ongoing personal and professional development, I am devoted to being fair, to resolving conflicts among my coworkers, to inspiring them as individuals and bringing them together, and finally to building their trust in me.

I would also consider this position as an assessment before I become a manager. As a service leader, the work scope includes but not limited to the followings, assisting the department head and supervising a team of 9 to 16 people, monitoring the normal operation of Horizon Club and maintaining our beloved customers.

It is a 3-month assessment to evaluate my performance to be a Service Leader in Horizon Club, which is also known as the executive lounge.

It is a program for 18 months, which allows me to overlook the operations of three departments. In the end, I had the chance to decide which department to stay as a service leader.
