Project Manager Duties: Met with clients/owners on new build houses to set scope parameters & finish level expectations to determine project cost; Distributed owner plans & specs to all subcontractor bidders & vendors needed to complete project cost estimate for final client/owner approval; Composed the construction schedule inputting all subcontractor & vendor work requirements; Met with authorities having jurisdiction to attain required permitting to begin construction; Monitored subcontract work daily on site from start to finish to ensure schedule is adhered to; Performed constant quality assurance reviews on all subcontractor's work & monitored any needed corrective work until standards/specs were met; Maintained daily logs per company standards documenting site conditions, trades on site, work completed per day with photos to record progress; Performed ongoing billing/invoice reviews for accuracy & approval, and updated project budget status; Conducted weekly updates with client/owners for items of concern or requested changes; Created construction change orders per owner direction for approval; Created the final punch list for all phases of the work & had all trades make needed corrective work; Scheduled the final permit review done by authority having jurisdiction to attain Certificate of Occupancy; Accompanied the client/owner for their final project review & if any defective work was discovered, scheduled correction by the appropriate trade; After final client/owner approval was attained, generated closeout documents for the client/owner. Estimator Duties: Created a spreadsheet with over 200 construction cost line items to document what was used to build client/owner budgets; Distributed owner plans & specs to all subcontractor bidders & vendors needed to complete project cost estimate for final client/owner approval.
