A 850,000 sqft commercial office building located in the Gateway Complex • Work directly with and reported to Building Ownership. Coordinated activities with brokers, architects, attorneys and other team members to prepare leases. Also responsible for all tenant buildouts and Capital improvements which averaged 10,000,000 annually.• Rebid/renegotiated building service contracts that resulted in cost reductions of over $250,000 annually.Controlled operating expenses, which has resulted in operating costs being flat for three years.• Optimized the operation of the buildings mechanical and electrical systems to reduce energy costs and obtained an Energy Star rating of 90 • Installed a state of the art fiber optic communication system in the building and earned a Platinum rating from Wired New York.• Replaced existing building electric sub metering system with a cutting edge system,that increased electric recovery by approximately $400,000. In addition the management reports allowed both ownership and tenants to monitor and control their energy usage.
