A 850,000 sqft commercial office building located in the Gateway Complex • Work directly with and reported to Building Ownership. Coordinated activities with brokers, architects, attorneys and other team members to prepare leases. Also responsible for all tenant buildouts and Capital improvements which averaged 10,000,000 annually.• Rebid/renegotiated building service contracts that resulted in cost reductions of over $250,000 annually.Controlled operating expenses, which has resulted in operating costs being flat for three years.• Optimized the operation of the buildings mechanical and electrical systems to reduce energy costs and obtained an Energy Star rating of 90 • Installed a state of the art fiber optic communication system in the building and earned a Platinum rating from Wired New York.• Replaced existing building electric sub metering system with a cutting edge system,that increased electric recovery by approximately $400,000. In addition the management reports allowed both ownership and tenants to monitor and control their energy usage.

Managed facilities of the Ford Foundation’s worldwide headquarters, a landmark property in New York City. Supervise staff of 38 full time employees. Managed operating budget of $5 million annually• Work directly with Ford Foundation’s senior management, and implemented long-term capital improvements such as the auditorium and atrium upgrades, East River Room and building wide fiber optic communication system.• Reviewed building service functions and implemented changes, improving service while reducing staff and associated costs by approximately 15%. • Evaluated building’s mechanical systems, developed and implemented plan to modernize existing aging mechanical plant resulting in improved occupant satisfaction, reliability and energy efficiency.
