It is my responsibility to ensure that all mechanical systems of the facilities owned by the city are running smoothly and efficiently. I perform scheduled preventive maintenance, to minimize loss of service to my customers (other employees of the city). When unexpected equipment breakdowns do occur, I take care of these issues with a sense of urgency. Doing so minimizes loss of productivity.This position requires knowledge of commercial mechanical systems including HVAC, electrical, plumbing and carpentry/structural repair. In addition to the mechanical tasks I perform daily, it's also my job to communicate effectively with co-workers on my team and my customers.I schedule, observe and approve any work done by an outside contractor for the city. I create spreadsheets of all the technical data and specifications of the equipment on my facilities. By doing this, ordering repair/replacement parts is easier and faster, aiding in efficiency and boosting my productivity. I also work an on-call rotation.

As lead maintenance I repair (or replace when necessary) any and all mechanical components and systems that are involved with a residential multi-family property. The types of mechanical systems I maintain and repair myself, are as follows: HVAC, electrical, plumbing, swimming pools, carpentry, door and window hardware, cement stair repair and any aesthetic issues. I'm in charge of scheduling all tasks that are sub-contracted out.
