Strong proficiency with pre-construction services including but not limited to – conceptual estimating, value engineering, bid package assembly, subcontractor qualification, budget development and updating as design evolves, reconciliation with other estimates, interfacing with leasing/development to ensure project goals are achieved and oversight of design professionals.Prepares conceptual budgets based on minimal information, must demonstrate acute ability as conceptual estimator with the ability to perform conceptual estimates with limited design maturity quickly. Understanding the level of detail appropriate for a particular stakeholder. Familiarity with program square footage costs.Sets standards for deliverables such as bid packages, deliverable formats and budget tracking tools. Oversee analysis of past and current performance on projects to establish standards for all future estimates to create a proprietary historical cost database.Manages and coordinates the people (both in-house and consultants), software and other resources used to perform the estimating functions. Projects range from loosely defined concepts to fully defined bid documents.Works with developers/leasing agents and oversees architects and consultants to ensure project objectives are achieved.
