Conveyancing Executive
My job was to work with house builders and developers, acting on their behalf to purchase land which can be developed into residential units and sold on as plot sales for apartments and houses. We may be handling the legal aspects of 15 or more new build projects at any one time. Acquiring the development site for residential units is one step in the enterprise. As a conveyancing executive I would also be handling planning agreements and conditions, adoption agreements and other aspects of residential property set up such as ground rent sales. The developer or Freeholder retains the land and a lease is drawn up with the owners of each of the units in the development. The lessee is charged an annual ground rent and these ground rents may be sold on to investors to free capital for further property developments.At MSB Solicitors we pride ourselves on providing an efficient and cost effective service to our clients who include Urban Splash, Stewart Milne Homes and numerous local developers. I have personally established sound working relationships with a number of clients. I have always found the work interesting and satisfying helping clients achieve their goals. As in any other area of litigation, disagreements arise and dispute resolution is another of the services we offer.I am currently working for my ILEX qualification and am using my experience to train other members of the team so they can manage their own files and become fee earners for the firm. The land acquisitions/ plot sales team are currently taking on new work and developing connections with investors abroad, notably Hong Kong.

Brabners Solicitors are a law firm based in the Northwest that has been practising since 1815. The firm has a large team working with the house-building industry, and I spent four years as a conveyancing executive. I gained experience in all aspects of the acquisition, development and disposal processes of residential property sites. My main area of expertise was plot sales and I established a good working relationship with some large companies such as Urban Splash, Stewart Milne and Elite Homes. There are specific challenges and demands of new build property sales, and my time with Brabners gave me valuable experience in this field. I retained some of my clients when I moved to work with MSB Solicitors.Purchasers of new build homes need to check carefully with the Land Registry regarding titles, easements and any possible adverse entries which may affect the plot. My knowledge and expertise in this area is one of the reasons that developers will recommend MSB Solicitors to their customers for conveyancing services.
Conveyancing Assistant
During my time at Goldsmith Williams solicitors, I was a conveyancing assistant working in the residential sales department. Whether you are buying or selling a property, or maybe both, the experience can be very stressful, and working with Goldsmith Williams taught me how much difference a good conveyancing executive can make. I gained experience helping clients in a variety of conveyancing situations and needing the support of a professional. The process of conveyancing involves several steps which can be smoothly and efficiently dealt with by an experienced solicitor. Every property in England and Wales is registered with HM Land Registry and records of ownership and title have to be checked and changed when sold. A conveyancing executive will carry out searches of the local authority and local land charges to uncover useful information about whether there are any planning decisions in the area, road widening proposals or previous breaches of planning and building regulations. A contract is drawn up between the two parties involved in the sale - one signed by the buyer and one by the seller. This is a highly technical document, and the main reason for using a solicitor. Clients who are mortgaging may also need to instruct a solicitor and we often received referrals from mortgage brokers. Whilst working with Goldsmith Williams I was introduced to the particular requirements of a new build house purchase and this was useful experience for my current work as a conveyancing executive with MSB Solicitors.
