As the leader of legal practice for the urbanism business area, I delivered results in its two major divisions, that is to say: development and operation of mature assets, among others:- Developed a legal service value proposal adjusted to the needs of the business.- Provided the business with legal solutions for innovative mixed-use real estate projects that allowed the timely opening of Oxígeno (1st Phase US $180MM and 130,000 m2) and Santa Verde (1st Phase US $50MM and 60,000 m2).- Managed the creation of sensitive operating committees such as of tenants, regulatory and environmental affairs, with the business and functional areas to ensure the successful opening and operation of Oxígeno and Santa Verde.- Solved all the legal obstacles to the development of the Oxígeno and Santa Verde projects, i.e.: third civil opponent parties, Incofer, Mopt, Minsa, etc.- Developed contractual models, tools and procedures to facilitate the sales and leasing process.- An active member of the Executive Committee.- Actively participated in the wide variety of negotiations to assemble in a harmonious and sophisticated way, the contractual and business structure on which Oxígeno and Santa Verde were built and operate.- Supervised all the legal and compliance aspects the company was exposed to in transactions with suppliers of goods and services, as well as the structuring and formalization of sophisticated bank financing and the operation of businesses, clients and government institutions in general.- Led other corporate, regulatory, real estate, transactional, commercial, environmental and litigation topics.- Prevented the interruption of business continuity due to legal contingencies, mitigated the legal risks to the operation and took care of the existing litigations.- Represented the company in the forums of the Costa Rican Chamber of Construction and the Real Estate Development Committee.

- Led all internal legal services for the business in the corporate, financial, regulatory, real estate, environmental, labor and litigation areas within the 5 Central American countries for an operation of more than 750 stores and 31.000 collaborators.- Escorted and provided legal advice to the compliance area.- Reformulated the legal providing services model aligned with the needs of the business focused on giving a quick, effective and practical advice.- Directed the insurance claim and defended the company's interests arising from the fire that consumed the Supercenter Walmart store and other stores at the Cascades Mall, El Salvador, for approximately $20mm.- Provided legal advice for the solution to the approximately $6MM dispute for the maquila of husked rice of Hortifruti, S.A.

- Implemented the centralization of real estate consultancy for the operation growth in Central America, with a total of 15 assistant lawyers and 14 in-house architects-engineers working within the region.- Developed the competencies of the technical team in charge of obtaining the construction permits within the region focusing on compliance.- Reformulated the service providing scheme of external legal service providers aligned to the particular needs of the business.- Participated as an active member of the Central American Growth Committee to ensure the goal of organic growth within the region.- Led the regional legal team that facilitated the opening of more than 250 stores.

- Was responsible for the legal structuring of real estate megaprojects such as: Hacienda Pinilla; Pacífico (El Coco – The Jack Parker Corporation); Multiplaza Escazú 5th Stage; Plaza Roble 3rd Stage, Multiplaza del Este 2nd Stage (Grupo Roble); Tamarindo Preserve; Moín Island; River Walk (Agrisal); Starwood Hotels; St Regis.- Developed and led the practice in real estate and urban law in Costa Rica.- Formulated and coordinated legal opinions for multinational companies for all the countries within the region in matters of corporate due diligence, buying-selling and/or leasing of properties, real estate leasing, regulation, condominiums and their administration, guarantee contracts, fractional (timesharing), construction contracts, structuring of real estate projects and consultancy in their subsequent operation as Hacienda Pinilla, Grupo Roble, Corporación de Supermercados Unidos, S.A., Walmart, Pacífico (El Coco – the Jack Parker Corporation), River Walk (Agrisal), Starwood, Mabinsa.- Prepared the adaptation of the U.S. Regulations of CC&Rs - Covenants, Conditions and Restrictions (Conventions, Conditions and Restrictions) for innovative real estate projects in Costa Rica.- Advised the Ministry of Environment, Energy and Telecommunications; the Ministry of Competitiveness and Quality; the Ministry of Economy, Industry and Commerce; the Ministry of Housing and Human Settlements; the Ministry of Tourism and the Institute of Housing and Urbanism, in the preparation of bills and regulations of real estate, urban, regulatory and legal regime of conservation areas laws.- Developed the practice of litigation within Central America, in Civil, Real Estate, Administrative, Agrarian, Municipal, Constitutional and Labor law.- I was the representative for Arias & Muñoz and advisor for the Real Estate Development Council, 2008 – 2010; AMCHAM Costa Rican – American Chamber of Commerce 2003 – 2009; Costa Rican Construction Chamber 2009 – 2010.
