Acquisition Agent (Contract) * Negotiated with property owners and public officials to secure right-of-way for utilities on various construction projects. * Initiated correspondence with property owners and other governmental official in the acquisition of Right of Way. * Negotiated with landholders for access routes and restoration of property. * Was instrumental in the negotiation of a critical power line which had to be built within a time frame set by company contract. (34 properties and 3 State Land Board permits acquired within 3.5 months). * Examined public records to determine ownership and property rights on an 80 mile Transmission line. * Trained and managed other employees on easement rights and researching of land owners in public records helping them in achieve a significant improvements in their productivity. * Prepared maps, and exhibits necessary for the acquisition of various easements or permits. * Represent the company before State, County and local governmental officials.

* Work with Developers, utility companies with the Negotiaton of placement or vacation or easements on their projects. * Negotiate with government Officials with permits, and vacation of easements. * Meet with construction crews and the developers throughout projects. * Keep accurate records of all meetings and communication to determine billing. * Acquisition of additional third party Right of Way when requested.

* Manage all right of way for Xcel Energy in Denver Colorado Northwest and Southwest Metro Division. * Negotiate with land owners, their Legal representatives, utility companies, ditch companies, water companies, cities, and other governmental agencies in the acquisition of permits and right of way. * Reseach ownership records. Identify and select construction routes. * Coordinate land surveys, calculate data and prepare legal descriptions for easements, quitclaims, deeds, vacations, and other documents. * Review subdivision plans and coordination with developers, landowners, utility companies and other agencies * Represent company before State, County and Local governmental officials in the selection of company facility routes.
