Privately held, owner and operator of the largest ski resort in Utah, four and five star hospitality properties and 14,000 acres of prime development land in the Wasatch Mountain range. Controlled and implemented all planning and construction efforts of a $90M resort wide re-creation initiative involving the improvement or creation of: 19K SF of new office buildings, 8K SF of conference space, five (5) fine dining establishments, 2K SF of retail build-out/renovation 5 Star Hotel, and various small/med. scale project improvement and resort amenity projects.• Mitigated risk and financial exposure through comprehensive scope review of contract documents focused on identifying errors, omissions and conflict forecasting • Served as the synaptic link communicating between resort /mountain operations and architecture and construction divisions to refine and tailor programs to align with organizational core strengths and optimize delivery impact on customers and associated ROI• Prepared charters, cash flow projections, contracts and agreements with detailed terms and conditions, and budget forecasts for executive committee analysis• Successfully executed up to eight (8) complex projects conducted simultaneously with accelerated schedules, loosely defined programs, and lean budgets. Managed stakeholder expectations and coordinated intricate inter-department co-dependencies.• Completed fast track construction of new 4,600SF mountain top restaurant in 9 ½ weeks at lowest price/sf (compared to comparable Talisker facilities) during extreme winter weather conditions.

Led a multi-department staff of 8 project engineers and technicians to deliver over $50M in amenity structures, multi / single family residences and infrastructure in high-end primary and secondary home coastal communities. Oversaw all elements and facets of community development from strategic planning, entitlement, engineering and design through execution and turnover to municipalities and homeowner associations. Developed and refined financial models, budgets and forecast for 500 to 1200 residence communities interfacing with sales, marketing, and planning departments to reposition and validate existing product to align with volatile market needs. • Successfully delivered all construction projects on schedule and under budget producing savings which exceeded 5% of total construction costs or approximately $2.5M.• Reengineered and restructured construction related departments to reduce expenditures by 40% without compromising quality of service.• Prepared Board of Director Investment Committee reports for new projects and property acquisitions. Approval of packages led to strategic purchase of 1,000 acre community, construction of key facilities and re-visioning of property holdings to increase company revenues.• Spearheaded builder recruitment program designed to introduce and entice quality homebuilders to engage in speculative home construction in active communities which increased home site absorption.

The Plaza Hotel – Condominium Conversion • Lead project manager on the tear-out and conversion of 1 million square feet landmark hotel property to luxury condominiums with budget of $800M. Maintained and nurtured relationships with owner by maintaining schedule and adhering to budget in highly complex, intricate and politicized project in midtown Manhattan.Freedom Tower • Prepared in depth budget estimates, schedules, means and methods and value engineering alternatives to initiate project refinement of architect and developer decisions. Project budget estimated at $1.8B.NJSCC School Proposal • A 5-year $5M capital improvement plan for New Jersey district schools involving construction of 30 new facilities and improvements to existing structures. Awarded 3-year professional staffing services contract with annual fees exceeding $5M.Westin N.Y• Acted as key design and technical liaison between owner, Tishman Hotel Corporation, and Tishman Construction for 1 million sf Westin Times Square Hotel with projected budget of $350M. Implemented and managed effective internal / external conveyance method to resolve field conflicts and clarify oversights in record architect’s contract documents.
