Current• Supervised treasury, budget planning, investment analysis, automation (programmers 1C) departments;• Developed, presented, maintained and used financial models for the existing and potential investment (real estate) projects;• Created and implemented the model for the rapid assessment of the new project’s effectiveness, for the rapid assessment of the new leases’ parameters (including how much it is necessary to change the rental rate to cover the company's costs of improvements that a potential tenant is asking to make)• Analyzed project’s risk;• Raised funds from the biggest banks of the Russian Federation, including: o conducted the full cycle of negotiations with the bank. In result, loan was received on non-standard bank’s conditions (more loyal terms of the loan covenants, the minimum interest rate as in force for the time being); o prepared the full package of documents necessary to consider the issue of credit; o organized and controlled the working group which was created for the fundraising; o checked the credit documentation in cooperation with the legal department and protected the company's interests in the negotiation with the bank;• Engaged in deal structuring; • Assisted in developing and executing financing strategies for the organization and transactions;• Assessed the investment value of the company and the constructed commercial real estate objects for concluding a business purchase transaction;• Worked in budgeting, reporting, scenario analysis, forecasting and performance review of the investments;• Cooperated with international consultants (Big4, real estate consultants) in the framework of the due diligence, conducted by the potential buyer;• Dealt with bank guarantees, letters of credit, options, interest cap;• Created the financial department’s team, including developing test tasks for applicants, the employee's interview, regular assessment team in the process of the job.
