Puma Property Finance is part of Puma Investments which in turn is part of the Shore Capital Group, an investment banking group with a 30+ year history. We deliver development loans to finance residential, commercial and specialist sector projects such as hotels, student accommodation and healthcare, including care homes and retirement living. We offer three core loan products: stretch senior development loans, pre-development bridge finance for site acquisition; and post-development exit finance. Typically we lend £3m-30m but can consider larger loans. We have grown significantly in recent years, in 2019 lending over £200m in new loans and are looking to increase that further in 2020 and beyond. We have lent over £600m to date and are a substantial player in the development finance sector focused on loans between £3m - £30m.In addition, on the back of our strong property lending track record, we secured a £200m funding line from a European Private Equity House. Puma Investments, part of the Shore Capital Group, is a leading provider of tax-efficient investments. We have recently closed our latest venture capital trust, Puma VCT 10, which raised over £27 million. The Puma EIS Portfolio Service and Puma Heritage are currently open for investment and we will soon be launching Puma VCT 11 which aims to build on the market-leading track record of the previous Puma VCTs, which have raised over £130m to provide secured lending and property finance (£2m-£10m) to SMEs.

We manage a series of small-cap funds here at Shore Capital, called the Puma VCTs, with c£50m to invest in “VCT qualifying opportunities”. Our aim is to offer this finance on competitive terms, which we are able to do as our investors have benefited from tax reliefs. We prefer to look at secured loans but are able to offer straight equity, mezzanine finance or loan capital (or a blend of all three) as appropriate. The Puma VCTs invest in a broad range of sectors, with an investment mandate which is relatively low risk compared to other VCTs. This means that we typically invest in reasonably established SMEs which may be seeking development capital or MBO financing, and ideally have some degree of asset backing. However, we will still consider opportunities that do not fit all these criteria, if they have a compelling business plan. The typical investment size is between £2 and £5 million but we can syndicate to other VCTs for larger deals.
